Daniel Gandee is the Co-Founder and Team Leader of The Operative Group, a top-producing real estate team. With more than a decade of experience in real estate marketing, operations, and investment, Daniel is known for his strategic insight and hands-on leadership. Under his direction, The Operative Group ranks as the #6 real estate team in Oregon, completing 100+ transactions each year.

Before founding The Operative Group, Daniel led high-performing marketing and systems teams for leading brokerages and property management firms across Silicon Valley. His background in advertising and IDX technology informs his signature approach—blending marketing precision, operational efficiency, and real-world investing expertise.

Today, Daniel and his business partner Ed Zulyevic oversee a diverse portfolio spanning fix-and-flip projects, manufactured home communities, short-term rentals, and creative finance ventures. Together, they’ve built a multimillion-dollar investment portfolio and launched the Investor Alignment Academy, offering the Certified Investor Agent (CIA) designation and advanced coaching for agents. 

Based in the Thurston Hills of Springfield, he enjoys life with his wife and two sons—often found fishing local rivers, playing music, or perfecting low-and-slow barbecue.
